Hearing the term ‘social housing’ often conjures up thoughts of quite the opposite: a community brought together by circumstance with very little in common or time spent together. So, when Mikhail Riches and Cathy Hawley were awarded the hundred dwelling scheme on Goldsmith Street, they knew they wanted to create sustainable housing to support the growth of a true British neighbourhood.
Working for the Norwich City Council, the architects and contractors successfully designed and built an award-winning housing development that looks after its residents with multiple tiny details that enhance the living experience. Narrow roads ensure that the centre of the development is car-free and strictly for pedestrians and children playing. Carefully designed windows ensure overlooking is minimised to protect the privacy of each home. The asymmetric roof also ensures that homes are sheltered from the hot summer sun but welcome the warming winter sun.
This carefully thought out project meets the rigorous Passivhaus standards, which is a remarkable achievement for a mass housing development. Residents can expect to their annual energy costs to be 70% cheaper than the average UK house thanks to the solar scheme, insulation, and the careful considerations such as removing the letterbox from the front door.
This project won the prestigious 2019 Stirling Prize for the UK’s Best New Building, and Julia Barfield said: “Goldsmith Street is a modest masterpiece. It is high-quality architecture in its purest, most environmentally and socially conscious form.”

We’re incredibly proud to have been approached on this project, and to have contributed to this award-winning build is special. Our expanded mesh can be seen above the north-facing windows which help to keep those rooms shaded in the summer. This mesh was also used as a privacy screen between the gardens. It was a very clever method for promoting privacy without using traditional methods of fencing such as wood or bricks. The finished result matches the modern design of the entire build whilst also adding to the overall sustainability of the housing.
